Scenario: Selling a Property End to End

This walkthrough follows a single property sale from the moment the villa is listed to the moment the sale is closed, ownership is transferred, and commission is booked. Rather than re-explaining each feature, it sequences them — showing how listing, buyer leads, the Sales Agreement ticket, the payment plan, closing, ownership transfer, and commissions fit together in order, and pointing to the article that owns each step. We follow Meridian selling Harbour Villa 7 to buyer David Okafor for 1,000,000.00, with a 50,000.00 binder. No prior REDA experience is assumed; every stage is introduced as we reach it.

Getting there. The whole sale lives on one record: App Launcher (the grid icon at the top-left of any page) → REDA → the Opportunities tab → open the sale. Its eight stages appear as the Path across the top; the Sales Agreement ticket is on the deal's Tickets tab; the ownership history lives on the property's ownership trail.
Access you'll need. Advancing the sale needs the REDA - Property Sales User permission set. Listing the property and viewing its ownership trail are property-side actions; commissions calculate automatically.
Using REDA Sales Cloud edition? This article shows the Platform edition, where prospects are Inquiry records (the standard Salesforce Lead in Sales Cloud). Everything else — the fields, the steps and the behaviour — is the same unless noted. See REDA editions.

The story at a glance

Meridian is selling Harbour Villa 7. The current owner of record is Continental Holdings; the buyer is David Okafor. The agreed price is 1,000,000.00, secured by a 50,000.00 binder. In our example the deal goes under contract on 1 July and closes on 15 August — and one subtlety runs through the whole story: the new owner's start date is the Under Contract date, not the closing date. Keep an eye on it; it is the single thing most people get wrong.

A sale is a record on the Opportunities tab — REDA's single "deal" object — and it advances through a fixed set of Stages shown as a Path. For a property sale that path runs:

Property Selection → Binder → Contract Out → Under Contract → Funded → Clear to Close → Closed Won (or Closed Lost)

You drive the early stages by hand, but the middle of the pipeline is ticket-driven: the Sales Agreement ticket moves the deal into Contract Out and Under Contract for you. Let the ticket do it — editing the Stage directly fights the automation.

The timeline

Here is the whole sale in one table — who acts, what REDA does in response, and which article owns each step.

1Agent / admin List Harbour Villa 7 — mark it available for sale and set the sale price 1,000,000.00 Recomputes the property's Available-For-Sale flag; the villa now appears in the sale-deal property picker Marking a Property Available for Sale
2Agent Qualify David Okafor's buyer inquiry and Convert Inquiry Creates the Account, Contact, a Property Sale opportunity, and a primary Buyer contact role; the deal opens at Property Selection Buyer Leads · Converting Inquiries
3Agent Record the binder: Binder = Yes, Amount 50,000.00, Binder Date, Title Company → stage Binder The binder all-or-nothing gate enforces the three binder fields together The Sale Lifecycle · Sale Stages
4Agent Create the Sales Agreement ticket; set it to Contract Sent Deal stage → Contract Out The Sales Agreement Ticket
5Agent Enter Sale / Purchase Price 1,000,000.00, attach the signed contract, set Contract Signed / Closed Deal stage → Under Contract; stamps the Under Contract Date (1 Jul); the price and date gates must be satisfied first The Sales Agreement Ticket · Sale Stages

7Agent Advance Funded → Clear to Close → Closed Won From Funded the deal already counts as won / closed by system flags; an Account is required to be won Sale Stages
8Automatic — Ownership transfers to David Okafor (Ownership Start Date ← the Under Contract Date, 1 Jul — not 15 Aug); the ownership trail closes Continental Holdings' entry (end 30 Jun) and opens David's; the deal is flagged for commission and commission records build from the rule Closing a Sale · Owners & the Ownership Trail · Sale Commissions

Act 1 — List the villa

Nothing can be sold until the property is offered. Marking Harbour Villa 7 available for sale — setting its sale status and its sale price of 1,000,000.00 — makes it selectable in the sale-deal property picker; the Available-For-Sale flag is system-computed, so you set the status and REDA works out the rest. This is also the moment to set the property's default sales commission rule and Sale Payment Plan, if you use them, so the deal inherits both when it is created. Full detail lives in Marking a Property Available for Sale.

Act 2 — Buyer lead to deal

David Okafor's interest arrives as a buyer inquiry of type Property Sale. Once it is qualified, Convert Inquiry does the heavy lifting: it creates the Account and Contact, the Property Sale opportunity, and a primary Buyer contact role, dropping the new deal at Property Selection. To advance it to Binder, record the binder — and all three binder details must go in together. Supply Binder = Yes with an Amount of 50,000.00, a Binder Date, and a Title Company, or the all-or-nothing gate fires:

"Provide complete Binder Details. Binder Amount , Binder Date & Binder Title Company"

The mechanics of buyer roles and conversion belong to Buyer Leads and Converting Inquiries; the stage rules belong to The Sale Lifecycle.

Act 3 — The Sales Agreement ticket

The middle of the pipeline is where beginners reach for the Path and drag it — don't. From Binder onward the deal is moved by the Sales Agreement ticket on the deal's Tickets tab. Setting the ticket to Contract Sent moves the deal to Contract Out. Setting it to Contract Signed (or Closed) moves the deal to Under Contract and stamps the Under Contract Date — the date that quietly drives everything downstream.

Two gates guard that transition. The deal cannot enter Under Contract until both the price and the date are on the record:

"You must provide the value of Sale / Purchase Price prior updating the stage."
"You must provide the value of Under Contract Date prior updating the stage."

Enter the Sale / Purchase Price (1,000,000.00) and attach the signed contract before you close the ticket. The full ticket behaviour is documented in The Sales Agreement Ticket and the stage rules in Sale Stages.

Act 4 — Payment plan

The moment the deal first becomes active — from Under Contract onward — REDA looks at the property for a Sale Payment Plan. If one is attached, it generates one Payment Schedule per plan item automatically. Each schedule's amount is the item's percentage of the Sale / Purchase Price, so a 10% item on our 1,000,000.00 sale becomes a 100,000.00 schedule. Time-based items are dated from the Under Contract Date plus the item's due-after-days; milestone items stay undated until their construction milestone is marked complete. You don't build these by hand — the plan on the property produces them. Detail: Sale Payment Plans.

Act 5 — Close

Advancing to Funded flips the deal's won / closed system flags — so from Funded on, REDA already treats the sale as won, before the final Closed Won stage. One requirement to be aware of: a deal can't be won without an Account.

"Account is required to update an opportunity."

At Closed Won, REDA transfers ownership. The property's Owner Account becomes David Okafor, and here is the subtlety in full: the property's Ownership Start Date is set to the Under Contract Date (1 Jul), not the Closed Won date (15 Aug). In lock-step, the ownership trail closes Continental Holdings' open entry — its Ownership End Date becomes the new start minus one day, 30 Jun — and opens David's entry starting 1 Jul with a blank end. The deal is flagged for commission, and commission records build from the rule (recipients, percentages or fixed amounts, and due dates derived from the Under Contract Date).

The ownership date is the Under Contract date. When you look at the ownership trail after closing and see David's ownership starting 1 July rather than the 15 August closing, that is correct and deliberate — REDA back-dates ownership to when the deal went under contract.

Once a sale is Closed Won it can't simply be reopened — the reopen guard blocks it until the property ownership is reverted. See Closing a Sale, Owners & the Ownership Trail, and Sale Commissions for the owning detail.

The numbers, reconciled

One figure at a time, traced from where it is entered to everywhere it lands:

Payment schedule amountsitem % × 1,000,000.00One schedule per plan item, on activation

The commission base (the deal's Calculated Commission Base Amount) is a separate figure from the sale price; how it is derived is documented in How Commissions Are Calculated.

Where to go next

  1. The Sale Lifecycle — the eight stages and how a deal moves between them.
  2. The Sales Agreement Ticket — the ticket that drives Contract Out and Under Contract.
  3. Sale Payment Plans — how staged schedules generate on activation.
  4. Closing a Sale — ownership transfer and the commission flag at Closed Won.
  5. Owners & the Ownership Trail — the history that records each change of owner.
  6. Sale Commissions — how commission records build from the rule.

Frequently asked questions

By design. At Closed Won, REDA sets the property's Ownership Start Date to the deal's Under Contract Date (1 Jul in our example) and closes the prior owner's trail entry the day before (30 Jun). See Closing a Sale.

Both the Sale / Purchase Price and the Under Contract Date must be set first — "You must provide the value of Sale / Purchase Price prior updating the stage." and "You must provide the value of Under Contract Date prior updating the stage." Fill both in, then let the Sales Agreement ticket move the stage. See Sale Stages.

From Funded onward — a system flag treats the deal as won before the final Closed Won stage. See Sale Stages.

The reopen guard blocks it until the property ownership is reverted: "The property ownership was updated when this opportunity was marked as "Closed Won." Please revert the property ownership changes on the associated property before updating the opportunity stage." See Closing a Sale.

When the deal first becomes active (Under Contract onward) and the property has a Sale Payment Plan attached. See Sale Payment Plans.

Yes. With a commission rule and base amount in place, Closed Won flags the deal and builds the commission records for you. Recalculating is destructive — it deletes and rebuilds them — so recalculate deliberately. See Sale Commissions.
